Lot 24 - General Information

  • ARCHITECTURE:

    • Purchase price includes 2 bedroom, 2.5 bathroom schematic architectural drawings by Kenny Craft of Craft Design Studio. This plan features a large front porch and private side yard. The front elevation and building footprint are required to be constructed as currently drawn, and the buyer must hire Kenny Craft to complete construction drawings. We anticipate architecture and engineering to cost approximately $7,000 to complete.

    • Buyer may customize the floor plans and choose either stucco, siding, shingles, brick or real stone for the back and sides of the home. Reclaimed brick and local river rock are the only permitted materials for the front facade. The property comes with enough reclaimed brick to complete the front elevation.

    • A basement is required. The lot will will have a back yard but does not have a garage.

    • It is possible to build an accessory dwelling unit (ADU) on this lot. The ADU must be part of the primary structure.

  • CONSTRUCTION:

    • The buyer must hire a builder from South Main’s approved list. If the buyer has another builder they would like to use, such builder can apply to become approved.

    • All sidewalks, street trees and other improvements within the parking and access easements will be constructed by the seller.

    • Construction must be completed within 2 years. If there are legitimate delays due to a shortage in contractors, the timeline will be extended within reason.

    • City sewer, city water, gas, electric and data serve the lot.

    • While actual construction costs will depend on a multitude of factors, we anticipate a range of $250-$350 per square foot.

  • PARKING:

    • This lot comes with one designated parking spot in a shared parking lot behind the building. On street parking is open to the public and not assigned.

  • OTHER:

    • 2019 South Main Neighborhood Association dues were $131.51 for vacant lots and $526.04 for single family detached homes.

    • If you plan to hire a company to manage the property as a Short-Term Rental or hire a Realtor to sell, you must hire South Main Realty, LLC. Houses may be sold or managed as a Short-Term Rental by owner.
